If you’re looking to buy a home — or sell one — you’d better be ready to duke it out.
The Phoenix real estate market is a balanced market, according to a new report by Consumer Affairs. What does that mean? It means neither buyers nor sellers have any real power over the other. When it comes to negotiating prices, neither will have the upper hand.
“But wait, there’s more,” to quote the late, great Billy Mays. You might actually have the upper hand, depending on your ZIP code.
Let’s say you and your family just haven’t gotten around to listing your deceased great aunt’s home, which she lived in for 40 years. If your great aunt’s home is in Maryvale, you’re in luck according to Consumer Affairs. Its ZIP code, 85033, is the best market for sellers in Phoenix. But if she lived in 85008 — a large swatch of land between I-10 and Papago Park and Van Buren Street and Thomas Road — it might be a more cutthroat process.

For its study, Consumer Affairs analyzed data on five metrics tracked by real estate site Redfin across 6,291 ZIP codes. It only included ZIP codes in metro areas with 150,000 residents or more that had at least 50 home sales between April and June 2026.
Homes in Maryvale’s zip code sold at 99% of asking price —higher than the national average of 98% — the report found, with one-third of homes sold going for above the asking price. The median time homes spent on the market was 43 days, and about one-third of homes were off the market within two weeks. There are also fewer homes listed. If no new listings went up, it would take about 2.6 months for all of the listings in Maryvale to sell.
Meanwhile, selling all of the homes listed in 85008 would take twice as long, according to the report. Only 6.6% of homes sold above asking price and nearly half sold for less. Homes take longer to sell — the median time on the market is 62 days — and only 15% of homes are off the market within two weeks.
Other Phoenix neighborhoods made the ranking as well. Moon Valley and Ahwatukee seem to favor sellers, while Melrose, Coronado, and Arcadia skewed towards buyers. Median days on the market ranged from 71 (great for buyers shopping around!) to 38 (less great), with Coronado having the most housing supply and Ahwatukee the least.
